We delivered lead client side property consultancy services for the BBC on this flagship project which delivered a key element of the BBC’s accommodation and production strategy, facilitated by leading edge technology and innovative workspaces. The team, led by David George, were commissioned to develop the client’s strategic property brief for the relocation of 1,600 jobs from London and 800 jobs from Manchester.
The BBC signalled its intention to move a significant proportion of its operations, including Breakfast, Sport, and Children’s to the North West as part of its strategy to decentralise its London centric operations. The scheme, the largest project the BBC has undertaken outside of London, required a dedicated team of experts to lead this complex project.
Working within the BBC’s property team David challenged the initial “lift and shift” approach. The original business case identified a need for 80,000sqm for a range of space types (approximately a 60/40 split between office accommodation & technical areas). Our team developed the scope of works and recruited the professional project team on behalf of the client.
We worked with the key stakeholders within the project and wider Corporation and evaluated their business processes and work styles. Once the space requirements were understood the team developed the employers’ requirements, provided project wide extranet communications and oversaw the site selection and evaluation process through stringent procurement regulations.
By challenging existing assumptions and working with technology specialists the project established that by deriving and applying best activity based settings and ultimately occupation densities plus the opportunity to outsource the large studio facilities, led to the project team being able to reduce the accommodation to 30,000 sqm. Resulting in massive capital and operating savings for the BBC. The workspace is designed for flexibility, adapting to changing work styles as continuing innovation in digital technology impacts on the programme making process. The workspace is predominantly standard office accommodation but with resilient infrastructure and designed to promote creativity, innovation and collaborative working, a space which will attract and retain staff.

Other commissions for the BBC have including producing the Statement of Requirements for the Drama Production facility at Roath Basin, Cardiff which involved extensive stakeholder engagement across Casualty, Dr Who and Pobol y Com productions, the Welsh development agency and developer/site selection as well as interpreting and producing detailed specifications for a challenging location.
